North of Wilshire Santa Monica Neighborhood This area is predominately condominiums, around 3,000, apartments and about 1,000 single family homes. Houses in this neighborhood are found mostly east of 22nd Street. It exists North of Wilshire Blvd. and South of Montana Avenue all the way east to Franklin Street. It is the most desirable condominium neighborhood in the city of Los Angeles, and has the highest price per square foot for multi-residential housing. It is generally walking distance to the 3rd Street Promenade, Montana Avenue and the Ocean. It is also a member of the Roosevelt School District (west of 16th Street) and the Franklin School District (east of 16th Street), two of the more desirable elementary schools on the westside. North of Montana Santa Monica Neighborhood Houses north of Montana Avenue fetch among the highest prices per sf for houses and lots in the city of Los Angeles. It is an absolutely beautiful, quiet and interesting area to live in. The streets have pretty trees and well kept landscaping. The vitality of the neighborhood is kept alive by the interesting boutiques and restaurants along Montana Avenue. Main Street/Ocean Park Santa Monica Neighborhood This neighborhood is a mix of single family homes, apartments and condominiums. It is located South of Pico Blvd. to Rose Avenue and West of Lincoln Blvd., all the way to the big blue Pacific Ocean. It has the older architecture of Main Street and an eclectic creative feel. You will often see surfers crossing Pacific Avenue with their surfboards on their way home. It boarders Venice Beach at Rose Avenue. A lot of the smaller scale creative offices are found in this area. A casual beach environment. Sunset Park Santa Monica Neighborhood Sunset Park is made up of mostly single family homes. It exists between Ocean Park Avenue on the North, Rose Avenue on the South, Lincoln Blvd on the West and goes all the way up to Centinela Blvd. on the East. It is a great place for families and generally falls within the Grant school district. It has some of the more affordable houses in the City. 20th and Pico or Pico Santa Monica Neighborhood This neighborhood is found near Santa Monica College, 20th Street and Pico Blvd. While certain blocks in this area have been known to have gang activity, the Santa Monica Police Department has done an excellent job of reducing crime in the area. Many of the homes here are quite nice and much more affordable than the other neighborhoods. Santa Monica Canyon Neighborhood An absolutely stunning neighborhood found below/North of San Vicente Blvd., in a luscious green canyon with fantastic views of the ocean and sunsets. Not officially a part of Santa Monica City, the canyon is certainly a part of Santa Monica in spirit. Even though it is part of Los Angeles City, the Canyon School is considered an excellent elementary school. South of Wilshire Santa Monica Neighborhood This neighborhood is found South of Wilshire and North of Pico in the 90404 zip code. It is made up predominately of apartments and condominiums.
