The Dorchester House

 

The condos at 1040 4th Street are often misrepresented by the listing agents.

The most important thing is that some agents forget to mention that there is an encumberance on the title on some of these units. These are the ones to the south entrance. They are often advertised as 1040 4th St. but they are actually 1044 4th St.

The restriction requires the occupant of the property not to be the owner or a relative of the owner. Many owners in this building don't follow this rule. The encumberance was enacted by the City of Santa Monica as a compromise with the developers for tearing down apartment buildings on the site back in the 1990's. It is a way for the city to keep a certain amount of rental properties on the land. You are also restricted by who and how much you lease them out for.
